Once you’ve chosen your New Home, one of our Quince Homes Sales Advisers will guide you through the reservation process. If you previously completed an Early Bird Reservation Form, this will be taken into account. The formal reservation begins when you enter into a Reservation Agreement, which is a straightforward contract between you (the Customer(s)) and Quince Homes.
At reservation, your Sales Adviser will explain everything you need to know about your new property, including any ongoing costs, planning matters and information about the wider development.
You’ll then be asked to sign a Reservation Checklist and the Reservation Agreement during a short meeting. This ensures you have seen all relevant documents and understand what they mean.
You may also be taken on a tour of the show home, or invited to explore it yourself, to help you become familiar with the style, layout and specification of what is available.
At this stage, you will also have the opportunity to review the plans for both the Development and your New Home.
Once your reservation is complete, the home is held exclusively for you, subject to the completion of the formal legal documentation that follows.
After reserving your home, Quince Homes recommends that you instruct a legal adviser to assist with the purchase. They will carry out searches, raise any pre-contract enquiries and review the Contract for Sale. This is the formal document that legally commits both parties to the transaction.
A few days before Legal Completion, you will be invited to carry out a pre-completion inspection. This gives you the chance to identify any issues and create a ‘pre-completion snagging list’.
Before this, your Sales Adviser will arrange a Home Demonstration meeting with a member of our site team. This allows you to walk through your Property, understand how everything works and ask any questions in advance of Legal Completion.
On Legal Completion, ownership of the home transfers to you. On the day, your Sales Adviser will contact you to confirm when your keys will be ready to collect so you can move into your New Home.
After you have settled in, we will ask you to complete a post-occupation checklist and provide a ‘post-completion snagging list’. A member of the Quince Homes site team will then visit to ensure everything is as expected and to answer any further questions. Any snagging items will be dealt with promptly.
